Catch Roof Damage Early and Avoid a Full Roof Replacement!

Exterior Inspection

Since inspecting the exterior of your roof may require you to climb on the roof and walk around, it's typically best to hire a professional to do this.
  • Examine all gutters and downspouts. Make sure that the drains are secured to the roof and free from debris. 
  • Visually explore your roof for damaged shingles. Look for shingles that are cracked, torn, bald or missing. 
  • Look around the chimney for any loose materials and any wear around the chimney pipes and vents. 
  • Note any rusty nails or flashings. 
  • Be aware of any moisture, rot or mold. These are signs of potentially damaging water wear. 
  • Look for shingle granules in the gutter. A large number of granules may be a sign of excessive roof wear. 
  • Check to ensure that all bath, kitchen and dryer vents go directly outside of the home.

Interior Inspection

When performing an interior roof inspection, here are some things to look for:
  • Areas where the roof deck sags. 
  • Natural light coming through the roof. 
  • Any signs of water leaking or general water damage. 
  • Dark spots and trails. 
These could all be signs of structural damage to your roof.


Roof-Type Specific Signs

Depending on the type of shingles on your Lake of the Ozarks roof, you could see different signs of wear and tear.
  • Tile Roof - Check for broken or cracked tiles without walking on the roof. 
  • Wooden Shake Shingles - Be on the lookout for wood-boring pests like termites and carpenter ants. 
  • Asphalt Roof - Check that the granules haven't been worn off the shingles. Also, check for cracks and spots. 
  • Metal Roof - Look for rust, tears, punctures and loose seams.

  2. Nice post with very useful information for those who are confused when they will do roof repair. It isn't always as simple as discovering a leak in your roof to determine whether or not your roof needs to be replaced. Sometimes the early indicating signs will allow you to have repairs done.

  5. The shingles (rolled or otherwise) on the roof should go under the flashing not on top of it or you are in danger of having a leak.
