Questions to Ask Your Home Inspector About the Roof

When buying a home, you want to make sure everything is in tip-top shape. You don't want to close on the home only to find out a bunch of costly repairs are in order. When it comes to the roof, you want to make sure it's working properly, doesn't need any repairs and still has some time left in its lifespan. Here's a list of questions that you should ask your home inspector about the roof of the home you're thinking about buying.

The Life of the Roof

First and foremost, you want to know how old the roof is on the house that you're considering purchasing. How much life is left in the current roofing structure? Is it going to need to be replaced within just a couple years? Does it need replaced now? How soon will it need to be replaced? You'll need to consider this information in your decision to purchase, as it could add a major expense to your home purchase.

Concerning Roof Damage

The other big question you want to ask is if there's any roof damage, no matter how small. Depending on the type of roofing material and the extent of any damage, this could be an expense that a new homeowner wasn't expecting. If any damage is found, you have leverage to negotiate the home price with the sellers to help cover the repair costs. A professional roof inspection will include a thorough look at not just the top of the roof, but the entire roofing structure to see if there's any evidence of cracks, holes, animal infiltration, water intrusion or other damage. How bad is the problem? When and how should it be addressed?

Roof Ventilation

One thing that could be easily overlooked when purchasing a home is if there is adequate roof ventilation. Is the roof properly ventilated? If your roof is not ventilated properly, roofing issues can occur. High temperatures can cause shingles to become brittle and less resilient. Ventilation is an important aspect of any roof, and home. A professional roof inspection would ensure that your ventilation is adequate for the size of the roof.

While most home inspectors are quite capable of taking a look at your roof, most of them don't have the knowledge and experience that a roofing company would. A roofing contractor at the Lake of the Ozarks can perform a much more thorough examination than the basic one provided with your general home inspection. We offer FREE roof inspections at the Lake of the Ozarks, so there's no reason not to get a professional roof inspection from an expert in roofing.
