First and foremost, you want to know how old the roof is on the house that you're considering purchasing. How much life is left in the current roofing structure? Is it going to need to be replaced within just a couple years? Does it need replaced now? How soon will it need to be replaced? You'll need to consider this information in your decision to purchase, as it could add a major expense to your home purchase.

Concerning Roof Damage 


The other big question you want to ask is if there's any roof damage, no matter how small. Depending on the type of roofing material and the extent of any damage, this could be an expense that a new homeowner wasn't expecting. If any damage is found, you have leverage to negotiate the home price with the sellers to help cover the repair costs.
