Buying a Home Soon? Get These Questions Answered About the Roof!

Spring is on the horizon and we are excited about some warmer weather! Spring is a popular time for buying a home! If you are in the market for a new home, the entire process can be overwhelming because this will likely be one of the biggest investments you make. Ensuring the home you are purchasing is structurally sound before purchasing can help to save on costly repairs that could get overlooked. Today, our roofing company at the Lake of the Ozarks has a few tips for what to ask your home inspector about your roof!

The Life of the Roof

First and foremost, you want to know how old the roof is on the house that you're considering purchasing. How much life is left in the current roofing structure? Is it going to need to be replaced within just a couple years? Does it need to be replaced now? How soon will it need to be replaced? You'll need to consider this information in your decision to purchase, as it could add a major expense to your home purchase.

Concerning Roof Damage

The other big question you want to ask is if there's any roof damage, no matter how small. Depending on the type of roofing material and the extent of any damage, this could be an expense that a new homeowner wasn't expecting. If any damage is found, you have the leverage to negotiate the home price with the sellers to help cover the repair costs. A professional roof inspection will include a thorough look at not just the top of the roof, but the entire roofing structure to see if there's any evidence of cracks, holes, animal infiltration, water intrusion or other damage. How bad is the problem? When and how should it be addressed?

Roof Ventilation

One thing that could be easily overlooked when purchasing a home is if there is adequate roof ventilation. Is the roof properly ventilated? If your roof is not ventilated properly, roofing issues can occur. High temperatures can cause shingles to become brittle and less resilient. Ventilation is an important aspect of any roof and home. A professional roof inspection would ensure that your ventilation is adequate for the size of the roof.
